Florida concrete has its own problems

Up north, people worry about frost heave and road salt. Here, the enemies are different, but they are just as hard on a slab. Garages bake at well over a hundred degrees on summer afternoons. Afternoon storms dump rain that rolls in under the door. Humidity hangs in the air most of the year, and the ground under most homes sits on sandy soil with a water table that rises during the wet season. Hot tires pick up cheap garage paint, mildew grows in shady corners and fine sand grinds into the surface every time someone walks in from the yard. A properly installed coating system is designed for exactly that combination.

Most homes around the east side of the county were built from the 1990s on, so slabs are usually in decent shape structurally. What we see most is surface trouble: shrinkage cracks, rust stains from sprinklers, peeling roll-on paint, efflorescence where moisture comes up through the slab, and tire marks that never fully scrub out. All of that is fixable, and the right prep makes the finished floor far more durable than the concrete underneath ever was on its own.

Garages that do more than park cars

In this part of Florida, the garage is often the most used room in the house. It is where the second refrigerator lives, where the kids keep surfboards, scooters and lacrosse gear, where someone has a workbench or a home gym, and where everything from pool chemicals to hurricane shutters gets stored. Many homes also have no basement and limited attic space, so the garage carries the storage load. A coated floor makes that space easier to live with. Spills wipe up, sand sweeps out, and a light color makes the room feel brighter and cooler even when the door stays closed.

Students and young families renting near the university also lean on garages hard. Landlords like coated floors because they hold up between tenants and look clean in listing photos. Investors who own several rentals in the same neighborhoods often schedule floors back to back, and we are glad to work around move-out dates.

Hot tire pickup and why cheap coatings fail

The single most common call we get is from someone whose do-it-yourself kit is peeling in strips. In nearly every case, the floor was acid etched or simply washed, a thin water-based product went down, and a few months later hot tires lifted it right off the slab. Tires coming off summer pavement can be hot enough to soften weak coatings and pull them up when the car backs out. Our systems start with full diamond grinding to open the concrete, then use high-solids epoxy or polyaspartic materials thick enough to resist that pull. The difference is not subtle. A professional floor bonds into the concrete instead of sitting on top of it.

Moisture from below

Many slabs here were poured without a heavy vapor barrier, and with a high water table, moisture can move up through the concrete, especially in summer. That vapor pressure is the hidden reason some coatings bubble or turn cloudy. We test the slab before recommending anything. When readings are high, we use moisture-tolerant primers or recommend a polished or sealed finish that lets the concrete breathe. Getting that call right at the start saves you from a failed floor two years later.

What we install

Sun, UV and outdoor surfaces

Plain epoxy is excellent indoors, but it yellows and chalks in direct sun. That matters here, where a garage door stays open half the day and lanais, pool decks and entryways sit in full sun. For any surface that sees daylight, we finish with a UV-stable polyaspartic or aliphatic urethane topcoat. Outdoors, we use textured, cooler-to-the-touch systems so a pool deck does not become slippery or scorching.

How a typical project goes

It starts with a free visit. We measure, look at cracks, stains and old coatings, take moisture readings and ask how you use the space. You get a written estimate that lists every step and product, not just a square-foot number. On install day we protect walls and the door to the house, grind the slab with dust collection, repair cracks and divots, then lay down the coating system. Most garages are done in one or two days. Polyaspartic floors can often be walked on the same evening, and you can usually park within a day or two depending on the system.

Hurricane season planning

Summer and early fall are busy months, and they are also storm months. If you want your garage done before you need to pull shutters and supplies out, call early in the year. We schedule around forecasts, and because coatings must cure in a dry space, we keep a close eye on weather windows. After a storm, we also help homeowners whose floors were damaged by standing water or debris.

Why homeowners choose us

We are a small, local crew that only does concrete coatings. We grind every floor, never acid etch, test for moisture and use commercial-grade materials. Estimates are written, honest and itemized. If a floor only needs a sealer, we tell you. If the slab has a problem that coating will not fix, we tell you that too. Contact us to set up a free estimate.
